Farmhouse, approximately 177 acres for sale

Restored farmhouse for sale

This restored farmhouse property, in Finger Lakes County between Penn Yan and Hammondsport, New York, is on a 1.3 acre plot, and includes a three bay garage and a stone court yard. The property has magnificent views in three directions and Hammondsport, ten miles to the south, is visible in the winter and Herron Hill Winery and hundreds of acres of grapes, are three miles away, visible over the top of Keuka Lake. The town of Wayne, N.Y. is in an agricultural area, with many producing wineries, and is thirty miles west of Ithaca, New York and is twenty miles from Interstate 86, near Corning, New York. Keuka Lake, a glacial Finger Lake with high hills on both sides, is one and one half miles to the west. The property is located between Alderman and Rose Roads and both are paved and maintained year round.

The two story, 1,216 square foot house, built originally in the mid 1800’s, was totally rebuilt with most of the original materials in 1992 and 1993 and consists of a living room, one bedroom, a full bathroom, an eat-in kitchen/dining area and a utility room. The current owners had the basement area foundation sealed with modern concrete material. The outside deck area is 14 feet by 20 feet with a small balcony overhead reached from the upstairs master bedroom. Original hand hewn beams, one foot square, and wall to wall, have been carefully maintained and are visible throughout the kitchen and living room area. The kitchen and living room walls are glazed and faux painted. Wood tiles in the utility room and bathroom, made from property timber, kilned and squared, cover the rooms’ floor area. The balance of the floor consists of the original wide plank flooring. The roof was new with the reconstruction and the unique finish of the house has been regularly maintained.

The hot air furnace was installed in 2003 and the air conditioner was new in 2002. A washer/dryer and an adjacent sink are in the first floor laundry area. Well water and a problem free septic system are in place. The furnaces, both house and garage, use propane. A monitored security system provides alarms in case of fire, smoke, unauthorized entry or temperature extremes.

Living Room

A two story, three- bay garage/barn with a finished and carpeted second floor is separated from the house by paved driveway and a flagstone courtyard. The building has room for two autos, plus the riding mowers and other equipment needed to care for the grounds. The building has propane heat and hot water and is completely wired. It has an outside shower, currently covered with Fall Flowering Clematis. The second floor can easily be converted into living space.

The lawn and yard area around the house are professionally maintained and include five large trees and many flowering bushes.

Fire protection, volunteer and effective, is a little over two miles away. The house and barn have monitored security systems which can summon police, medical or firefighting responses within minutes. Two towns, each about ten miles away in opposite directions, provide for basic shopping.
